The County is proposing an amendment to the Clairmont Heights Area Structure Plan (ASP) to introduce a new “Mixed Use” land use designation on a parcel located southeast of the traffic circle at 113 Avenue and 94 Street in the Hamlet of Clairmont.
An ASP is a long-range planning document that outlines how land will be used and developed over time. It guides future growth by identifying general land uses, transportation connections, parks and open spaces, and servicing requirements.
This proposed amendment would change the land use designation from “Pipeline Right of Way/Well Buffer” to “Mixed Use,” enabling future development that could include a combination of commercial and residential uses. The amendment is being considered because the oil wells that previously restricted development on this parcel have been removed and the land has been reclaimed.
The County is beginning the public consultation process and invites community members to review the proposed changes and share their feedback.
The public consultation process will include an open house, online engagement opportunities, and ultimately a public hearing before County Council prior to any amendments.
